What you will do:
You will support a variety of functions within PGIM Real Estate (Japan) Ltd. including, but not limited to, transactions, asset management, investment research and client services.
What you can expect to learn:
Transactions:
• Evaluate real estate investment opportunities through underwriting / financial modeling (i.e. cash flow projections, etc.)
• Perform market research analysis to identify the key trends that will drive the future performance of commercial real estate.
• Provide support for ongoing due diligence and preparation of materials (i.e. investment committee memorandums for internal purposes and/or for external clients)
• Assist ongoing divestment activities
Asset Management:
• Prepare asset cash flow projections using ARGUS and internal presentation materials
• Research support for benchmarking exercises and lease negotiations for existing properties
• Gain an overall understanding of asset management and its impact on the fund’s performance
• Obtain and/or enhance software skills used in the real estate industry (i.e. ARGUS, Excel, etc.)

What you will bring: Your required qualifications
• Have work eligibility both in Japan and US on full-time basis (e.g., have citizenship of both countries, or have citizenship of one country and are studying in the other country.)
• Intermediate/Advanced Business English and Japanese
• Undergraduate or graduate student
• Excellent quantitative skills, including a fundamental skill of PC (Microsoft Excel, PowerPoint, Word)
• Strong cross-cultural interpersonal communications skills
• Detail-oriented with strong critical thinking and analytical skills
Contract Term:
4-6 months , from the mutually agreed date.
Working Hours:
Standard office hours will be 9.30am to 6.30pm, Monday to Friday.
