What you will do:
You will support a variety of functions within PGIM Real Estate (Japan) Ltd. including, but not limited to, transactions, asset management, investment research and client services.
What you can expect to learn:
Transactions:
• Underwriting / financial modeling (i.e. cash flow projections, etc.)
• Market research analysis
• Provide support for ongoing due diligence and preparation of materials(i.e. investment committee memorandums for internal purposes and/or for external clients)
• Assistance of ongoing divestment activities
Asset Management:
• Preparation of asset cash flow projections using ARGUS and internal presentation materials
• Research support for benchmarking exercises and lease negotiations for existing properties
• Gain an overall understanding of asset management and its impact on the fund’s performance
• Obtain and/or enhance software skills used in the real estate industry (i.e. ARGUS, Excel, etc.)

What you will bring: Your required qualifications
• Have work eligibility both in Japan and US on full-time basis (e.g., have citizenship of both countries, or have citizenship of one country and are studying in the other country.)
• Native English and Intermediate/Advanced Japanese or vice versa (Reading/Writing/Speaking)
• Current student (undergraduate or graduate)
• PC skills (Microsoft Excel, PowerPoint, Word)
• Good cross-cultural communications and interpersonal skills
Contract Term:
8 to 18 weeks, from the mutually agreed date from April to earlier July .
Working Hours:
Standard office hours will be 9.30am to 6.30pm, Monday to Friday.
